How much does it cost to get started?
Nothing up front. The cost is the same as you’d normally pay a Realtor. In residential purchases, REL attorneys are paid by sharing in the sale commission. No hourly fees are charged for legal services.
What’s the difference between a REL attorney and a Realtor?
REL attorneys are also brokers/Realtors, so they can share in the commission. As attorneys, they can also draft contracts, which a Realtor cannot. They know real estate litigation and what to avoid early in a purchase, saving buyers and sellers from costly disputes.
Does REL sell houses?
Yes, through the Elk Rapids office in Northern Michigan, where we list vacant land and residential properties valued over $300,000. As an independent broker, we can show any property listed by other brokers to buyers who prefer to use us rather than the seller’s agency.
How do I see a house with REL if you aren’t listing it?
REL attorneys are licensed brokers and can show any listed property after contacting the listing agency. REL handles all arrangements.
Are there legal fees for commercial property?
Yes. In commercial transactions there is normally a commission plus an hourly fee, though it depends on the facts. In some cases only a percentage of the commission is charged.
Will I have to sign anything?
Yes. Normally an Exclusive Buyer Agency Agreement if buying, or a listing agreement if selling. This is required by law.
